London Oxford Airport has a broad choice of hangars for lease or shared use

London Oxford Airport has periodically a choice of whole hangars for lease or shared use, but will build new facilities to suit any given demand with typically a year’s lead-time.

The airport is currently expanding the northern zone of the main built-up site where the first of a number of new, larger facilities have been constructed – see video.    Current hangarage at Oxford can take aircraft up to Boeing BBJ sized aircraft (737-800).    Tenancy tends to be fairly dynamic and as such it is best to enquire about availability of hangar space dependent on aircraft size.     Most facilities are heated, insulated, have high lux lighting and a degree of natural light through transparencies in the doors or the roofs and vary from typical 16,800 sq.ft. 1940s ‘Bellman’-type hangars to new 21,000 sq.ft. bays (take Gulfstreams and Global-sized aircraft).   A new 70,000 sq.ft. hangar facility (Hangar No.16), anticipated for completion late 2025, will be split into two bays.

 

New offices can be built utilising modular solutions in a relatively short timeframe – 3-4 months is typical, to meet most requirements, but many individual rooms and interconnected collections of rooms can be made available now – see the availability summary here

 

Facilities at the airport can be broadly split into those that are 100% landside (suitable for any business), those 100% airside (generally only suitable for aviation-related businesses) and those with both airside and landside access.    Strict security protocols apply to any buildings with airside access, so might be constraining for a non-aviation-related business.  On the other hand, the strict access protocols might suit a particularly security-conscious business.

 

We have started to construct a new science park at the entrance of the airport – AerOx Park, the first phase of which will be completed in 2025.   Some 200,000+ sq.ft. of modern, highly energy-efficient units, from 5,000 to 50,000 sq.ft. will be offered to the market imminently and links to the dedicated marketing site for those will be posted here when available.

Current Property Availability – November 2024 Update

Property availability with 100% Landside Access

 

  • Numerous individual rooms from a couple of hundred sq.ft. (i.e. typical two-person/desk space) to open plan zones of over 1,500 sq.ft. for storage or offices

Property availability with 100% Airside Access

 

  • Miscellaneous offices/stores adjacent to or inside hangars with individual sizes from 150 sq.ft. or collectively up to 3,000 sq.ft.

Property availability with both Landside and Airside access

 

  • Whole 1940’s ‘Bellman’ hangar circa 16,800 sq.ft. for lease, no offices (but some caged bonded store area) – currently shared use hangarage, but can be released for sole, exclusive use as a whole
  • Ex-Airbus Helicopters 1940’s Bellman hangars (two) with very extensive offices/stores/workshops – 20,000 sq.ft. of clear hangar floor space in two bays, but nearly 37,000 sq.ft of offices, stores, workshops – very unique set-up, extensively upgraded in the past
  • Hangar No.10 (built 15 years ago) which has some 18,000 sq.ft. of clear hangar floor space good for aircraft up to Gulfstream 650 or Global Express size, but with an additional 3,000 sq.ft. of high-ceilinged rooms (4.3m) that were used for three flight simulators – can be converted into offices/stores/workshops – currently shared-use hangarage, but can be released for sole, exclusive lease as a whole
  • Hangar No.14.3 (built 10 years ago) has some 15,800 sq.ft. suitable for aircraft up to Global/Gulfstream size – currently shared-use hangarage, but can be released for sole, exclusive lease as a whole

 

Currently Anticipated New Builds

 

  • Hangar No.16 is anticipated in 2025 and will have approximately 63,000+ sq.ft of hangarage in two bays and some 7,000+ sq.ft. of rear offices/stores/workshops subject to demand – there is flexibility in that final configuration
  • AerOx Park will be our new science and R&D centre at the entrance of the airport, under construction now and first units are anticipated by late 2025.   Further details will be posted here in due course, but marketing will be undertaken via Savills rather than via the airport direct
